After receiving a degree from the University of Tennessee, Knoxville in 1987, Oliver A. Smith, IV joined his family’s real estate brokerage and development firm. He personally trained in real estate development, commercial brokerage and real estate syndications under the tutelage of Oliver A. Smith, Jr., until his demise in 1990. At that time, Mr. Smith became President and sole owner of Oliver Smith Realty & Development Co., Inc.
Oliver continues the involvement of his company with the region’s growth. Mr. Smith sits upon a number of professional and civic boards as well as numerous charitable organizations. He was President of Keep Knoxville Beautiful and has been named to its Hall of Fame. He has been a member of the Economic Development Board for the Knoxville Area Chamber Partnership and was a founding member and Past-President of the internationally recognized Young Entrepreneur Organization’s Knoxville Chapter. He was the President of the West Knoxville Rotary Club and Simply Smart Foundation for Education. He was also a member of the 2018 Leadership Knoxville class.
With multiple projects throughout East Tennessee under development and with close relationships with numerous national and regional clientele, Oliver continues to propel the company forward. Bringing hundreds of millions of dollars of new development and tenants to the region’s landscape, Mr. Smith strives to maintain the company’s 80-year, multi-generational reputation of being respected in every field of its endeavor.
He is married to his beautiful wife of 29 years, Sarah. He has two children, Olivia, who graduated from Wake Forest University and is a television script writer for Jupiter Entertainment and his son, Crosse, who is a Senior at The University of Tennessee College of Business.
Jerry Holloway

Jerry grew up in Memphis, Tennessee. His love of sports kept him engaged in athletics from an early age and was his ticket to a football scholarship at the University of Tennessee. Under the tutelage of Coach Doug Dickey, Jerry and his teammates played in three major bowl games (’66 Gator, ’67 Orange, and ’68 Cotton Bowls) and won the Southeastern Conference in 1967. Jerry graduated with a degree in Marketing and Transportation in 1969 and coached the UT freshman offensive line that Fall while working on a masters degree. In 1970, he was honored by UT fans as a member of the News-Sentinel’s Tennessee All-Decade team for the ’60’s. Upon graduation, Jerry and his wife, Mary Lynn, remained in Knoxville and are proud parents of two sons, which gave them a granddaughter and grandson.
After a 25+ year award-filled career in the automotive replacement parts industry as a salesman, sales manager, and marketing manager with firms like Maremont, ITT, and Arrow Automotive, Jerry decided on Commercial Real Estate Sales as his career path of choice. He chose Oliver Smith Realty & Development Co., Inc. because of its long standing history of success, reputation and recognition in the market place, and a common philosophy…. “what is right, is right and that’s what we will do.” One of Jerry’s most recent milestone accomplishments was the sale of the historical 500 Acre Davis Farm in Blount County, Tennessee to The University of Tennessee.

James Turner
Jim Turner has been associated with Oliver Smith Realty & Development Co., Inc. for over 10 years, developing Retail Centers, Offices and a variety of other commercial properties.
Jim graduated from Penn State University in 1973 earning a degree in Real Estate and Insurance. After graduation, Jim was employed by R. Dan Culp, Realtor, as Construction Coordinator and Leasing Agent for the Northshore Center Office Complex where he leased and finished the interior space of the 200,000 square foot complex.
In 1976 Jim formed Eastern Realty Management Co., specializing in commercial property development and management. For 15 years he developed numerous successful projects from Tennessee to Florida. Since working with Oliver Smith Realty & Auction Co., Inc., Jim has developed projects from Advance Auto Parts Stores, St. Mary’s Medical Offices, Family Dollar Stores, Movie Gallery Stores, Fabric Outlet Stores to a Montessori School.
Jim is a member of the Rotary Club of West Knoxville where he has served as both President and Treasurer. Jim is a devoted family man and father. He and his wife, Susan, and their 5 children enjoy boating on the Tennessee River and traveling abroad. Jim also enjoys touring the southeast while piloting his plane.

Chad Turner
The son of American foreign service officers overseas, Chad received his high school education in London, England before graduating from Wake Forest University in Winston-Salem, North Carolina. Prior to joining Oliver Smith Realty in July of 2015, Chad resided in Northeast Florida where he spent three years involved in entrepreneurial ventures in both the real estate and technology spheres. Having witnessed firsthand the risks and rewards inherent in owning and operating a business enterprise, Chad now leverages these experiences in order to better serve his commercial clients in the Knoxville and Southeastern marketplace.
Alpesh Patel
Alpesh is a Cornell University graduate with a degree in the School of Hotel Administration. His professional career began as an analyst at Ernst & Young’s Hospitality Advisory Services group in New York City. Alpesh recently moved back to Knoxville to work with his family’s hotel development and management company, Kana Hospitality Group. Kana develops and manages midscale and upper midscale hotels affiliated with Hilton, Marriott ,and InterContinental brands. The team of Oliver Smith Realty & Development Co., Inc. and Kana have formed partnerships that developed the Hilton Garden Inn Cedar Bluff, Holiday Inn Express Strawberry Plains and Hampton Inn & Suites Smyrna. Kana and Oliver Smith Realty & Development Co., Inc. have a 20 year relationship. Alpesh focuses on hotel acquisition, dispositions and new developments.

Will Sims
Will attended The University of Tennessee, Knoxville with a focus in Pharmacy and Business Management. Growing up in Atlanta, GA and Knoxville, TN, Will has watched the Southeastern marketplace continue to grow and prosper. Out of college, he ventured into residential real estate as well as opening and owning new concept restaurants and businesses. Firsthand, Will learned the values of building lasting relationships with customers and clients. Continuing to strive for such high standards, he uses his personal business experiences to ensure his clients are shown the upmost respect: the building blocks of Oliver Smith Realty & Development Co., Inc.
In his free time, Will enjoys spending time on the lake, golf course, with his family and his Daughter Lilly. Will is focusing on retail tenant representation and leasing.

Peter Medlyn
Peter was educated in Melbourne, Australia at the Royal Melbourne Institute of Technology where he received a degree with honors in Commercial Real Estate Appraisal. His career started in Melbourne working with English Firm Hillier Parker appraising commercial real estate in downtown Melbourne. He was the recipient of the first USA – Australia Appraisal Scholarship and moved to East Tennessee in 1992. Peter has over 30 years experience in all aspects of real estate including brokerage, appraisal, development and investing. In addition to developing several west Knoxville residential subdivisions including the Polo Club and the Anthem he spent 2 years working in China promoting an EB-5 investment project. In his free time Peter enjoys boating and traveling with his wife Marta and three children.
Peter Pratti
A native of Long Island, New York, Peter Pratti is entering his fourth year of commercial real estate here in Knoxville. While competing as a collegiate athlete at Lincoln Memorial University, Peter discovered his passion for the real estate investment business. Prior to joining Oliver Smith Realty and Development Company, Inc., Peter invested in multi-family properties throughout Tennessee, and he will continue with this enterprise in the company. Peter has completed over $10 million in gross multi-family transactions, raising private equity to purchase and reposition apartment buildings. With this experience in investment real estate, he will leverage his personal experiences in the commercial realm to serve the clients of the firm. Peter intends to concentrate his efforts in multi-family site acquisition and disposition.
Garrett Holt
Garrett was born and raised in Knoxville, TN. He graduated as Valedictorian of West High School and went on to graduate Summa Cum Laude from the University of Tennessee with his degree in accounting and international business. Prior to joining the firm, he worked as a sales leader for a variety of healthcare and medical device companies, as well as an accountant for a Big 4 accounting firm. Garrett has been involved in real estate investments throughout Tennessee for several years and is eager to serve the firm’s clients professionally. He firmly believes Knoxville and East Tennessee are ripe for continued growth and investment and is excited to take part in making that growth come to fruition.
Garrett stays very involved in the local community. He was a recent candidate for Knoxville City Council in 2020 and is very active as a member of the UT Young Alumni Council. In his free time, he enjoys traveling, cooking, hiking, and spending time with his friends and family.
Matt Risse
Matthew Risse has recently relocated to the Knoxville area after spending more than 15 years in the venue and facility management business with Spectra, formerly Global Spectrum. Matt comes to Oliver Smith Realty and Development Company with a background in the leasing and management of stadiums, convention centers, and indoor arenas. His years of experience are centered around providing honest and direct feedback to high-profile clients, such as minor league baseball ownership, State Universities and municipal facilities. Matt’s decades-long history in facility management, where he specialized in food and beverage, has given him the opportunity to work with various high-profile tenants around the country. He will bring years of experience with him for his new position with Oliver Smith. With his depth of knowledge in client relations, management, and with his deep background in food and beverage tenant leasing, Matt will open up new regional opportunities for the firm.
Aaron Driskill

Dr. Aaron Driskill has joined Oliver Smith Realty & Development Company because of his passion for helping others. He relocated to Knoxville from his native Missouri a decade ago to continue his career in healthcare as a clinical physician. Building on his successful career, Dr. Driskill chose commercial real estate as his next business venture, using his medical experience, communication skills, and local property knowledge to advise the company’s clients. His unique preparation allows him to effectively generate leads and analyze properties, especially in the growing healthcare industry. Dr. Driskill lives on Fort Loudon Lake in Farragut, Tennessee, where he enjoys all kinds of water recreation, shooting sports and hunting.
